Eastern Boundary: Route 11 (Brewerton Road) to I-81 south to 7th North Street). Southern Boundary: 7th North Street west to Electronics Parkway. South on Electronics Parkway to Old Liverpool Road, then continuing west through Oswego Street to Tulip Street. Western Boundary: Tulip Street to Morgan Road back to Point of Beginning. Minimum Sq. Ft. (ABOA): 12,032 Maximum Sq. Ft. (ABOA): 12,634 Space Type: Office Parking Spaces (Total): 5 Parking Spaces (Reserved and Secured): 5 spaces reserved for the exclusive use of the Government. Structured parking is preferred, but not required. Full Term: 15 years Firm Term: 10 years Additional Requirements: •· Contiguous space is required. •· Subleases are not acceptable •· Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design •· Parking for employees & visitors must meet local code. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully-serviced lease is required. Offered space shall not be in a 100 or 500 year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. The U.S. Government currently occupies office and related space in a building under a lease in Syracuse, New York, that will be expiring. The Government requires contiguous office and related space yielding a minimum of 11,662 ANSI/BOMA Office Area Square Feet (ABOASF), and a maximum of 12,245 ABOASF. The lease term requirement is for fifteen (15) years, with ten (10) years firm. The space must be ready for occupancy between July 2021 and July 2024. The delineated area is: North - Buckley Road (Point of Beginning - where it intersects with Morgan Road) East - Buckley Road South - 7th North Street west to Electronics Parkway, north to NYS Thruway (I-90), west to Tulip Street West - Tulip Street to Morgan Road back to Point of Beginning. Other applicable requirements include the following features: •· Reserved parking spaces for eight (8) government vehicles, and sufficient parking for a minimum of 95 personnel and visitors. The space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards. A fully serviced lease is required. The space shall not be located within a 100-year flood plain. The Government is determining whether the delineated area stated above provides sufficient competition that could satisfy the Government's requirements. In making this determination, the Government will consider, among other things, the availability and quality of office space within the delineated area stated above. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of one (1) owner. The Government's decision regarding its lease procurement method and the delineated area will be based, in part, on information received in response to this advertisement.
