The U.S. Government currently occupies office and related space in a building under a lease in Syracuse, New York, that will be expiring. The Government requires contiguous office and related space yielding a minimum of 11,662 ANSI/BOMA Office Area Square Feet (ABOASF), and a maximum of 12,245 ABOASF. The lease term requirement is for fifteen (15) years, with ten (10) years firm. The space must be ready for occupancy between July 2021 and July 2024. The delineated area is: North - Buckley Road (Point of Beginning - where it intersects with Morgan Road) East - Buckley Road South - 7th North Street west to Electronics Parkway, north to NYS Thruway (I-90), west to Tulip Street West - Tulip Street to Morgan Road back to Point of Beginning. Other applicable requirements include the following features: •· Reserved parking spaces for eight (8) government vehicles, and sufficient parking for a minimum of 95 personnel and visitors. The space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards. A fully serviced lease is required. The space shall not be located within a 100-year flood plain. The Government is determining whether the delineated area stated above provides sufficient competition that could satisfy the Government's requirements. In making this determination, the Government will consider, among other things, the availability and quality of office space within the delineated area stated above. Please indicate whether the quote rental rate includes an amount for tenant improvements, •· Date of space availability, •· Building ownership information, •· Amount of parking available on-site and whether the rental rate includes the cost of the required Government parking, •· Energy efficiency and renewable energy features existing within the building, and •· List of building services provided. Submissions by other than the owner of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of one (1) owner. The Government's decision regarding its lease procurement method and the delineated area will be based, in part, on information received in response to this advertisement.
