U.S. GOVERNMENT Pre-solicitation 7NV2120 General Services Administration (GSA) seeks to lease the following space: State: Nevada City: Las Vegas Delineated Area: North: W Washington Ave to E Washington Ave East: N Lamb Blvd to S Lamb Blvd South: E Desert Inn Road West: Interstate 15 to Rancho Dr to Business 95 Minimum Sq. Ft. (ABOA): 32,066 Maximum Sq. Ft. (ABOA): 33,670 Space Type: Office (Law Enforcement) Parking Spaces (Total): 60 (Reserved/Secured) Initial Full Term: 20 years Firm Term: 15 years Additional Requirements: Cannot be collocated with: 1. Federal, State, or Local Government Agencies whose primary clientele are involved in or have ties criminal to elements. 2. Private firms whose primary clientele are involved in or have ties to criminal elements. 3. Agencies providing probation and/or parole services. 4. Private law firms representing drug offenders. 5. A Drug-free zone (For NV: all schools, colleges, trade schools, school bus stops, playgrounds, parks, pools, video centers, and arcades). Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Las Vegas, NV, that will be expiring. The Government is considering alternative space if economically advantageous. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or its authorized broker representative.
