General Services Administration (GSA) seeks to lease the following space: State: Nebraska City: Omaha Delineated Area: North: W. Maple Road/Maple Street South: Q Street East: Interstate 680/Interstate 80 West: 180th Street to Old Lincoln Highway to N. 192nd Street to Blondo Street to 180th Street Minimum Sq. Ft. (ABOA): 7,000 Maximum Sq. Ft. (ABOA): 7,400 Space Type: Office Parking Spaces (Total): 17 secure, reserved surface or structured parking spaces are required Full Term: 15 years Firm Term: 10 years Option Term: 5 years Additional Requirements: Please reference Solicitation 7NE2081 Space must be above the first floor, but not on the top floor of the building if rooftop access is within the space. Space must be contiguous on one floor. Proposed space must not have public parking underneath or within building. Space within a shopping center, mall, light industrial, or warehouse cannot be considered. Proposed building shall not house a daycare facility, abortion clinic, mental health clinic, drug rehabilitation clinic, immigration, probations, public defenders, and or social services. Proposed building shall not be within 1,000 feet places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics and/or drug rehabilitation clinics. Space shall not be within 250 feet of a daycare facility or residential area. Space must be able to accommodate a 22-foot rooftop antenna An area of secure parking must be made available either onsite or adjacent to the building site. Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Submission Requirements: This is not an invitation for bids or a request for proposals. Expressions of interest MUST be submitted in writing and, at a minimum, include the information cited herein. Expressions of interest are welcome only from property owners and/or their authorized representatives. Expressions submitted by anyone other than the owner should include a copy of an agreement authorizing representation. Responses omitting the items below may not be considered: 1. Address of proposed property. 2. Name, address, telephone number, and e-mail address of authorized contact. 3. Name and contact information of the property ownership’s legal entity. 4. Written acknowledgement is required from the owner or the owner’s agents where an agent represents multiple ownership entities. Action: For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
