GSA Public Buildings Service U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Asheville City: North Carolina Minimum Sq. Ft. (ABOA): 5,052 Maximum Sq. Ft. (ABOA): 5,809 Space Type: Office Parking Spaces (Total): 9 Parking Spaces (Secured): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: • The Government requires the proposed space to be contiguous and fully serviced. • Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, seismic standards, accessibility (ABAAS), access to amenities, FSL Level II security standards, and sustainability standards by the required occupancy date per the terms of the Lease • Offered space shall not be in the 100 year flood plain. • The agency tenant cannot be collocated with certain tenants involved in law enforcement. Delineated Area: To receive consideration, submitted properties must be located within the delineated area. Properties fronting any of the following roads are considered to be within the delineated area. Northern Boundary: From the intersection of Montford Avenue and Bearden Street, traveling East on Bearden Street, left at Cumberland Avenue, right onto Elizabeth Street, to the intersection of Elizabeth Street and Broadway Street. Eastern Boundary: From the intersection of Elizabeth Street and Broadway Street, travelling South on Broadway Street, left at Woodfin Street, right onto N Spruce Street/S Spruce Street, slight left at Sycamore Street, left at Wilson Aly, right onto S Market Street, to the intersection of S Market Street and Hilliard Avenue. Southern Boundary: From the intersection of S Market Street and Hilliard Avenue, traveling West on Hilliard Avenue, to the intersection of Hilliard Avenue and Clingman Avenue. Western Boundary: From the intersection of Hilliard Avenue and Clingman Avenue, traveling North on Clingman Avenue, right onto Haywood Street, left at Montford Avenue, to the intersection of Montford Avenue and Bearden Street. A map of the delineated area is provided for further clarification of the boundaries: Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of Owner; (2) Address or locational description of the building; (3) Age of building; (4) Date of space availability; (5) Total existing gross square feet; and gross square feet per floor; (6) Site plan depicting the building and parking; (7) Floor plan and gross square footage of the proposed space; (8) A map demonstrating the building is within the delineated area; (9) FEMA map evidencing that the building lies outside the 100-year floodplain; (10) Building owners must provide evidence of ownership. Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; (11) Any information related to title issues, easements and restrictions on the use of the building; (12) A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
