General Services Administration (GSA) seeks to lease the following space: State: Missouri City: Kansas City Delineated Area: North - 63rd Street East - 71 Highway South - Interstate 435 West - Holmes Minimum Sq. Ft. (ABOA): 10,648 Maximum Sq. Ft. (ABOA): 11,180 Space Type: Office Parking Spaces (Total): 0 Full Term: 15 years Firm Term: 5 years Option Term: N/A Additional Requirements: Please reference solicitation 7MO2358 in your response Space shall be located in a prime commercial office district with attractive, prestigious, and professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use Space shall not be located within ¼-mile of check-cashing establishment, liquor store, disability law office or disability firm, adult-entertainment venue or bar (though restaurants that serve alcohol are acceptable) Space shall be within ½ mile of public transportation and employee amenities Offered space must be contiguous on one floor; if offered space is above or below the ground floor, a minimum of two (2) elevators must be available Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); size, number and placement of columns must be at least 20 feet apart, center to center, and 20 feet from any interior wall and be no more than 2 feet square At a minimum, acceptable sites must be able to provide a separate, secured parking area for staff and open parking area for visitors in accordance with local parking codes; in the absence of a local code, sites must provide a minimum of one parking space for each 250 square feet of office space under lease to the Government. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
