General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miramar and Pembroke Pines Delineated Area: North: Pines Blvd East: I 95 South: SR 860 West: I75 Minimum Sq. Ft. (ABOA): 12,715 Maximum Sq. Ft. (ABOA): 12,715 Space Type: Office Parking Spaces (Total): 35 Parking Spaces (Surface): 35 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Firm Term: 10 Option Term: Additional Requirements: Space must be contiguous . If the space is offered in a multi-tenanted building, it is preferred that the offered space is on the 2nd floor or higher. A single story and single occupant building is acceptable. The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. Building entrances/exits are not to be located within 1000 feet, line of sight, or the vicinity of day care centers. Residential adjacencies to potential sites will be carefully reviewed with agency security guidelines and at the government's discretion, may be eliminated from consideration If the proposed site is a multi-tenant building, the other tenants should not be heavy retail and shall not cater to heavy public use or heavy foot/vehicle traffic. Risk/vulnerability assessment of the property will be on a case by case basis. The Government reserves the right to perform its own security evaluation in order to determine suitability, and may require building specific mitigating security measures to be enforced upon said evaluation. All locations may be previewed or pre-screened by the Agency’s Security team in order to evaluate if the offered location is acceptable before it is officially added to a tour. If the location is not acceptable, the Offeror will be notified. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Government may consider separately metered utilities. Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
