General Services Administration (GSA) seeks to lease the following space: State: Florida City: Jacksonville Delineated Area: NORTH: Beach Blvd (90) WEST: University Blvd South (109) to San Jose Blvd SOUTH: Loretto Rd to Old Saint Augustine Rd to Bartram Park Blvd to Race Track Rd to US 1 EAST: San Pablo Blvd to Nocatee Pkwy (210) to US 1 Minimum Sq. Ft. (ABOA): 8,436 Maximum Sq. Ft. (ABOA): 8,858 Space Type: Office Parking Spaces (Total): 24 Parking Spaces (Surface): 24 – must be secured and covered Parking Spaces (Structured): May offer 24 structured spaces in lieu of surface parking spaces so long as the parking spaces may be secured by fence (a canopy is also preferred). Parking Spaces (Reserved): 24 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: *Tenant-agency is a law enforcement agency and its employees will be armed while on the premises. *The space will operate 24 hours per day every day of the year and will require HVAC at all times *If not a free-standing building leased exclusively to GSA then the proposed space may not be located on the top floor of a building if there is rooftop access within the space or on the first floor *The building must not have public parking within or below the building *The building must not have metered or public parking directly in front, behind or next to it. *The proposed space must not be located in a shopping mall or retail center. *The building must not be located in a high crime area. Offerors may offer new construction, however the facility must either be currently under construction or permits obtained with construction to begin. Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required.
