U.S. GOVERNMENT SOLICITATION No. 7DC2511 The U.S. General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area: Central Employment Area (CEA) Sq. Ft. (ABOA) Minimum: 159,033 Maximum Annual Rental Rate: $50.00 Maximum Sq. Ft. (RSF): 180,000 Space Type: Office and related space Parking : 10 reserved spaces for official Government vehicles Full Term: 20 years Firm Term: 15 years Option Term: N/A Additional Requirements: The offered building must have the ability to accommodate Interagency Security Committee (ISC) Level 4 Security Requirements. The offered building must be within 2,640 walkable linear feet of a Metrorail station. Offered space must be contiguous and be accommodated in no more than one (1) building. Subleases will not be considered. The Government currently occupies leased office and related space that will be expiring. The Government intends to use this information from prospective sources to issue a Request for Lease Proposal (RLP). The Government will consider costs associated with moving when evaluating all offers, including, cost of relocation or replication of furniture, telecommunications and security infrastructure, replication costs and other move costs, if applicable. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Not all minimum requirements are reflected in this advertisement. Expressions of Interest must be received in writing no later than March 15, 2019 at 5:00 PM, and must include the following information at a minimum: • Building name, address and age; • Location of space in the building and date of availability; • ANSI/BOMA Office Area Square Feet (ABOA SF) offered; • Rentable Square Feet (RSF) offered and rate per RSF; • Full service rental rate per ABOA SF inclusive of a Tenant Improvement Allowance of $50.64 per ABOA SF and a Building Specific Amortized Capital (BSAC) Allowance of $35.00 per ABOA SF, meeting GSA's standard building shell requirements; • Scaled floor plans (as-built) identifying offered space; • Date the building will be ready to begin constructing tenant improvements; • Information on project and building ownership; and • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
