U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Denver Delineated Area: North: South Platte River to Park Avenue West; East: Park Avenue West to Broadway to 20th Street to Grant Street; South: 6th Avenue; West: Speer Boulevard to South Platte River, including Denver CBD. A fully serviced lease is required. 1. Offered space shall meet all Government requirements including, but not limited to, Fire & Life Safety, ABBAS, seismic, and sustainability standards per the terms of the Lease. 2. Offered space shall not be located within a 100 year flood plain. 3. Offered space shall be within boundaries identified above and on attached map. Properties which front directly upon the stated boundaries shall also be considered. 4. In compliance with the National Historic Preservation Act and E.O. 13006, when operationally appropriate and economically prudent, the Government will consider historic buildings and sites within historic districts. Demolition of historic buildings in anticipation of Government use may disqualify an Offeror from consideration. Additional information is available by visiting www.gsa.gov/historicpreservation. The U.S. Government currently occupies office and related space in a building under a lease in Denver, Colorado, that will be expiring. The Government is considering alternative space if 4/2020 economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime.
