General Services Administration (GSA) seeks to lease the following space: State: CA City: El Monte Delineated Area: South – I-60 West: Rosemead Blvd/Duarte Rd/Santa Anita Dr. North: I-210 East: SR-57/I-10/Grand Ave/Amar Rd/Lemon Ave Sq. Ft. (ABOA): Minimum 39,226 Sq. Ft. (ABOA): Maximum 40,403 Space Type: Office Parking Spaces (Total): Per Local Code Parking Spaces (Surface or Structured): Per Local Code Firm Term: 10 Years Firm Option Term: Two 5 Years Renewal Options Additional Requirements: Offered space shall be located in a quality building of sound and substantial construction and yield a minimum of 39,226 USF ANSI/BOMA office area (usable) square feet to a maximum of 40,403 USF (at 3% range) ANSI/BOMA office area (usable) square feet. Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); and size, number and placements of columns (columns must be at least 20ft from any interior wall and from each other, and be no more than 2ft square). Space to be located within two (2) city blocks from a primary or secondary street with access to regularly scheduled public transportation within walkable ¼ mile from the primary building entrance of leased space. Adequate amenities shall be located within the immediate vicinity of the Building, but generally not exceeding a walkable ½ mile from the primary building entrance of leased space. Offered space shall provide for a minimum ceiling height of 8 feet 6 inches to maximum of 12 feet. Employee and visitor parking to be on-site or within walkable ¼ mile from the primary building entrance of leased space. Janitorial services to be provided between the hours of 7:00am and 4:00pm. Space will be occupied by the Internal Revenue Service Taxpayer Assistance Center with 241 employees and daily average of 82 visitors during peak seasons. Lessor to provide TI Allowance per Request for Lease Proposal. An offeror that is not the owner of the property must submit an authorization on behalf of the ownership. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall be outside the 100/500 year flood plain.
