General Services Administration (GSA) seeks to lease the following space: State: CA City: Merced Delineated Area: City of Merced, City of Atwater Sq. Ft. (ABOA*): Office Space: 9,956 - 10,450 ABOA SF (Approximately 10,600 RSF) Space Type: Minimum requirements: Modern professional appearance and good site circulation. Offered space must be contiguous on no more than two floors. A minimum of 2,000 ABOA sq feet must be on the first floor. Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); Must provide 20' clear space between columns and 20' clear from demising and exterior walls. Space to be located within two (2) city blocks from a primary or secondary street. Professional janitorial services to be provided on weekdays during working hours Recommended maximum ceiling height of 10 feet Personal Vehicle Parking Spaces 2 reserved parking spaces are required on site along with parking as required by local code Full Term: 180 Months (15 years) Firm Term: 120 months (10 years) Offered space must meet Government requirements for fire safety, accessibility (ADA/ABAAS), seismic and sustainability standards per the terms of the Lease. A fully serviced lease will be required. Offered space shall be outside the 100 year flood plain. The office space must be accessible to the government at all times (24/7). *ABOA square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. Expressions of Interest Submission Requirements: This is not an invitation for bids or a request for proposals. Expressions of interest MUST be submitted in writing and, at a minimum, include the information cited herein. Expressions of interest are welcome only from property owners and/or their authorized representatives. Expressions submitted by anyone other than the owner should include a copy of an agreement authorizing representation. 1. Address of proposed property. 2. Name, address, telephone number, and e-mail address of authorized contact. 3. Name and contact information of the property ownership's legal entity. 4. Location of offered space in the building, and the date the space will be available. Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities.
