General Services Administration (GSA) seeks to lease the following space: State: AZ City: Flagstaff Delineated Area: City Limits of Flagstaff, AZ Minimum Sq. Ft. (ABOA): 3,851 Maximum Sq. Ft. (ABOA): 4,257 Space Type: Office Parking Spaces (Total): 9 structured spaces Full Term: 20 Years Firm Term: 12 Years Option Term: None Additional Requirements: •· Offered space must be on the second floor or above. •· Offered space on top floor of building cannot have roof access within the space. •· Offered space cannot be within a shopping mall or shopping center. •· Offered space cannot house day care facilities, abortion clinics, mental health clinics, drug rehabilitation clinics, immigration, probation, public defenders, and/or social services (including but not limited to: Social Security Administration (SSA) and Department of Health and Human Services (HHS). •· Secured parking for Government vehicles. •· Offered buildings cannot be within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and/or day care facilities •· Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building façade, column spacing less than 20' on center, etc. •· The occupancy will need to comply with Facility Security Standard Level 2 and other security requirements determined by GSA. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest.
