Ft. (ABOA): 8,300 Space Type: Office Parking Spaces (Total): 15 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Secured/Reserved): 15 Full Term: 15 Firm Term: 13 Option Term: N/A Additional Requirements: Contiguous space on a single floor or adjoining floors (including stacked space) is required. Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), ISC Level III security standards, seismic standards, and sustainability standards by the required occupancy date per the terms of the Lease. Space shall be accessible to staff 24 hours a day, 7 days a week, and 365 days a year. Space must be located on the second story, or higher. In the event a 2nd floor or above space is not available in the market, GSA will accept first floor space under the following circumstances: DEA is the sole tenant. On-site required secured parking for GOV’s is included. 20-foot setback from building to all sidewalks, access streets, parking lots, adjoining streets. A fence meeting GSA specifications is included at lessor/owner expense. Blast film is provided at owner expense if GSA determines blast film is required based on a risk/vulnerability assessment of the property. DEA may consider first floor space in a multi-tenant building if the other tenants are not retail, TV stations, Radio Stations, or Print Media offices. Also, neighboring tenants shall not cater to heavy public use or heavy foot/vehicle traffic. Secured parking is required. Offered space is not to be located in any building or within 1,000 walkable feet of the following uses: Private firms whose primary clientele are involved in or have ties to criminal elements. Agencies providing probation and/or parole services Halfway houses. Agencies providing drug abuse counseling/rehabilitation programs. Agencies providing social service agencies and welfare type programs. Agencies providing welfare type programs. Private law firms representing drug offenders. Offered space building entrances/exits are not to be located within a 1,000-foot minimum boundary of the following: Drug-free zone. A day care center boundary. A park. A school. Areas where drug activities are prevalent. Hotels and or motels. Print media offices. Radio stations. Residential housing. Shopping centers. Stadiums/arenas. TV stations. Offered space shall not be located in the 100-year flood plain. A fully services lease is required. A map of the delineated area is provided for further clarification of the boundaries: Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: Name of owner; Age of building; Total existing gross square feet, and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of proposed space; Identification of on-site parking; Address or described location of building; Location on map demonstrating the building lies within the delineated area; FEMA map evidencing that the property lies outside the 100-year floodplain; A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes and amenities; Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and Any information related to title issues, easements, or restrictions on the use of the building. Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Action: For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
