Ft. (ABOA): 20,500 Maximum Sq. Ft. (ABOA): 21,525 Space Type: Office Parking Spaces (Total): 66 Parking Spaces (Surface/outside): 6 Parking Spaces (Structured/inside): 60 Parking Spaces (Reserved): 66 Full Term: 10 years Firm Term: 5 years Option Term: 0 years Additional Requirements: - A minimum of sixty (60) parking spaces must be or be able to become controlled access secured spaces, and be located within 1,320 feet of offered building. - A minimum of six (6) unsecured parking spaces must be located on-site next to offered building. - If offered building is located within 1,000 feet of a Medical Marijuana Dispensary, a minimum of the required structured/inside spaces must be located immediately adjacent to or within the offered building. - 24/7 access to both office and parking spaces required. - Contiguous space on one floor is preferred, but not required. - Fully-serviced lease includes parking. - Offered building may not be located within 1,000 feet of a school, day-care center or any designated Drug Free Zone. - If offered building is a single-story building, it must have a minimum of a 50' set-back from any thoroughfare. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain.
