The lease would have a full term of 15 years, 10 years firm, and includes a tenant improvement allowance of $53.06/ABOA SF plus a building specific amortized capital allowance of $12.00/ABOA SF. A fully serviced lease is required, and the space must meet government fire safety, accessibility, seismic, sustainability, and floodplain standards (not in the 1-percent-annual chance floodplain). Additional requirements include at least one public transportation stop within 800 walkable linear feet, an asbestos-free building, contiguous space with first-floor preference (two elevators if on two floors), and avoidance of certain nearby uses such as alcohol sales, firearms, drug treatment/detention, residential areas, railroad tracks, or power transmission lines.
