The requirement is for 85,879–90,173 ABOA SF of office space on a fully serviced lease with a 180-month full/firm term, parking per local code plus 11 reserved spaces, and compliance with fire safety, accessibility, seismic, sustainability, public-transit, and floodplain requirements. Special features include approximately 7,689 ABOA SF of contiguous, separately demised single-floor space with 9’ clear ceiling; approximately 9,080 ABOA SF of public-facing space on the first floor or visible from the elevator lobby; and minimum 8’6” ceiling and column-spacing standards for the remainder. Responses must include building/contact details, available ABOA/RSF by floor, full-service rental rates for a warm-lit shell, operating costs, and may reference a tenant improvement allowance of $55.42/ABOA SF and a BSAC allowance of $12.00/ABOA SF.
