The U.S. Government seeks competitive lease proposals for fully finished, optionally furnished administrative office space in Atlanta, Georgia, and a defined surrounding area. The required space is 50,000–56,000 ABOA SF, preferably contiguous, with specified workspace components, reserved parking for 3 Government-owned vehicles, FSL II minimum security, loading dock/freight elevator access, and no collocation with law enforcement or tax collection tenants. The lease term is 5 years with 3 years firm, and occupancy cannot begin before July 2027; offers are evaluated on a 10-year/5-year firm basis, with 5-year/3-year offers entering $0.01 shell rent for years 6–10. Tenant improvement allowance is $56.00 per ABOA SF and building specific amortized capital is $12.00 per ABOA SF, though the Government does not anticipate using TI or BSAC and requires rates reflecting fully finished delivery. Existing systems furniture may be accepted at no additional cost, is optional and not evaluated, and technically acceptable offers will be evaluated on a lowest-priced basis, subject to federal, state, local, Section 889, and active SAM.gov compliance requirements.
