General Services Administration (GSA) seeks to lease the following space: State: Florida City: Plantation Delineated Area: North: FL-814/W. Atlantic Blvd. South: FL-820/Hollywood Blvd. East: Atlantic Ocean West: Everglades Wildlife Management Area Office Minimum Sq. Ft. (ABOA): Block A: 2,350 ABOASF Block B: 55,573 ABOASF Office Maximum Sq. Ft. (ABOA): Block A: 2,468 ABOASF Block B: 55,573 ABOASF Parking Spaces (Total): 57 (on-site parking must meet or exceed local code) Parking Spaces (Surface): 57 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 57 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: The Government requires office and related space yielding a minimum of 57,923 ANSI/BOMA office area (ABOA) square feet. Contiguous Space is preferred. The space represented by Block A above must be located in the same building, but does not need to be contiguous. In addition to office buildings, flex buildings will be considered. It is preferred that a minimum of 7,384 ABOASF be located on the ground floor of any offered location. Space must be in close proximity to a public transit stop. In addition to the 57 onsite GOV parking spaces, additional parking shall be available at a ratio of one (1) space for every 150 RSF of Space within ¼ walkable mile. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · Date of space available. · Building ownership information. · Amount of parking available on-site and available per local code; any costs associated with parking. · Energy efficiency and renewable energy features existing within the building. · List of building services provided.
