U.S. Government Notice of Intent to Award (Sole Source) 10 Year Renewal Option for Leased Office Space 2025 E. Street, NW Washington DC Description: Notice of Intent. THIS IS NOT A REQUEST FOR COMPETITIVE PROPOSALS. The United States Government currently occupies approximately 391,000 rentable square feet of office and related space in the American Red Cross (ARC) building, located at 2025 E Street, NW, in Washington, DC, under a lease that will expire on June 30, 2020. The Lease includes a renewal option for a ten (10) year firm term. The Government has a continuing need for this space and anticipates exercising the renewal option for all of the occupied space, which yields a minimum of 296,321 ANSI/BOMA Office area square feet. The Government requires the renewal term at this specific location in order to fulfill the Government's long term real estate strategy related to the property. The ARC building is located on Federal land that is under the administration and jurisdiction of the U.S. General Services Administration (GSA). As directed by P.L. 100-637, GSA entered into a ground lease with ARC for 99 years. In addition, the law directed ARC to offer any space that it does not occupy to GSA at a below market rent rate that excludes the value of the land. In addition to below market rent, renewal of the lease term will preserve GSA's option to purchase the building. To comment, or if you have any questions or concerns, please contact Santoni W.
