U.S. GOVERNMENT SOLICITATION No. 6AZ0156 The General Services Administration (GSA) seeks to lease the following space: State: Arizona City: Phoenix Delineated Area: North: West Cactus Road South: West Northern Avenue East: North 19th Street West: North 43rd Avenue Minimum Sq. Ft. (ABOA): 65,188 Maximum Sq. Ft. (RSF): 73,690 Space Type: Office and warehouse/storage Parking Spaces (Total): 180 Parking Spaces (Surface): 149 Parking Spaces (Structured): 31 Parking Spaces (Secured): 31 Firm Term: 10 years Full Term: 12 years Option Term: One 5-year option Additional Requirements: • Offered space must be contiguous. • The Space shall be located in a modern quality building of sound and substantial construction with the surrounding development well maintained and in consonance with a professional image. • Space will be used as a media/training center. 12' ceiling height required in training space of approximately 18,000 ABOA square feet. Media Suite area will require approximately 1,750 ABOA square feet with 15' ceiling height and 2,500 ABOA square feet with 10' ceiling height. • Approximately 6,000 ABOA square feet will be warehouse/storage space with minimum 12' ceiling height. • Lessor to provide TI Allowance per Request for Lease Proposal. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall be outside the 100 year flood plain. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative. Expressions of Interest Due: March 20, 2019 Market Survey (Estimated): TBD Offers Due (Estimated): TBD Occupancy (Estimated): August 1, 2020 Expressions of interest must include the following information: • Building name and address and location of the available space within the building; • Rentable square feet available and expected rental rate per rentable square foot, fully serviced; • ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); • Date of space availability; • Building ownership information; • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); • Energy efficiency and renewable energy features existing within the building; • List of building services provided. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement. GSA will consider touring the submitted building only upon receiving written authorization from the building owner.
