Space shall be in a prime commercial/business office district with attractive, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. ? Offered space cannot be within retail setting. ? Offered building must be no closer than 300 walkable feet from homeless shelters, dispensaries, or drug treatment facilities, law enforcement, areas zoned for manufacturing, industrial warehouse and retail areas. ? The public entrance to the building must be located more than 300 walkable feet to 10/2023 schools (K-12). ? Offered space must be contiguous on one floor or vertically contiguous on two floors. ? Ground or lower levels preferred for easy public access. ? Offered space shall provide for a configuration that will allow for an efficient layout of required adjacencies for the agency needs of space for public access, offices, workstations and special use spaces (file rooms, assembly areas, copy rooms, storage rooms, etc.). ? The successful Lessor, at the Lessor’s cost and expense, shall obtain LEED Certification Interior Design and Construction (LEED ID+C). ?
