(ABOA): 23,191.00 ABOA Space Type: Office space Parking Spaces (Total): 3 reserved surface parking spaces (on-site) Parking Spaces (Surface): 3 reserved surface parking spaces (on-site) Parking Spaces (Structured): N/A Parking Spaces (Reserved): 3 reserved surface parking spaces (on-site) Full Term: 15 years Firm Term: 10 years Option Term: Additional Requirements: • Space shall be in a prime commercial/business office district with attractive, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. • Offered space cannot be within retail setting. • Offered building must be no closer than 300 walkable feet from homeless shelters, dispensaries, or drug treatment facilities, law enforcement, areas zoned for manufacturing, industrial warehouse and retail areas. • The public entrance to the building must be located more than 300 walkable feet to schools (K-12). • Offered space must be contiguous on one floor or vertically contiguous on two floors. • Ground or lower levels preferred for easy public access. • Offered space shall provide for a configuration that will allow for an efficient layout of required adjacencies for the agency needs of space for public access, offices, workstations and special use spaces (file rooms, assembly areas, copy rooms, storage rooms, etc.). • The successful Lessor, at the Lessor’s cost and expense, shall obtain LEED Certification Interior Design and Construction (LEED ID+C). • Areas requiring 24/7 HVAC, such as Sensitive Compartmented Information Facility- LAN room/computer server room per Agency Special Requirements • Loading dock / receiving area and an accessible freight elevator with a minimum door clearance of 44”. • If a multi-story building is being offered, a freight elevator that can accommodate a full-sized palette must be accessible to the offered space. • Offered space must have the ability to separate public entrance from an employee entrance. Public facing agency, thus preference for ground floor and lower levels to minimize elevator use and have easy public access. • Employee Parking (not included in rent): 59 commercially available parking within one walkable block of the proposed building. • Visitor Parking (not included in rent): 63 commercially available parking spaces within a walkable ¼ mile of the proposed building. • A commuter rail, light rail, shall be located within the immediate vicinity of the building, but generally not exceeding a safe, walkable 1/2 mile, as determined by the LCO. This office may see about 215 applicants per day, most of whom have scheduled appointments. • Each week, Austin holds approximately six naturalization ceremonies and resolves approximately 40 in-person queries. • On average, the Austin Field Office naturalizes 28 new U.S. Citizens at a naturalization ceremony. • Subleases will not be considered and only existing buildings. • Federal Security Level - 2. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
