Presolicitation Notice/Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: Territory: Puerto Rico City: Bayamon Delineated Area: NORTH: Start at the intersection of PR-167 and PR-867. Travel southeast and east on PR-165 to Ave Boulevard las Palmas. EAST: Continue south/southwest on Ave Boulevard las Palmas to the interchange with PR-869, then continue south along PR-869 to PR-22. Continue east on PR-22 to the connection with PR-5, then continue south to the connection with PR-855. SOUTH: Continue west on PR-855 to the interchange with PR-167, then continue north on PR-167 to the interchange with PR-29. Continue west on PR-29 to reconnect with PR-2. Continue west on PR-2 to PR-864. WEST: Continue north on PR-864 to the connection with PR-866. Continue on PR-866 to the connection with PR-867. Continue north on PR-867 to the connection with Av. Juan “Picolino” Hernandez Ferrer. Continue east to the connection with Av. Dr. Diego Alvarez Chanca, continuing to Av. del Lago. Continue north on Av. (ABOA): 6,842 ABOA SF Space Type: Office and Related Space Parking Spaces (Total): 0 Full Term: 180 months Firm Term: 120 months Option Term: One (1) Five-year Priced Renewal Option Additional Requirements: • Generator required to automatically power entire space anytime power is down. • Space cannot be located below grade (basement) or above the 4th floor of a building due to emergency egress. • Space must be contiguous and, if more than one floor, no more than 2 adjacent floors • Space must be level not utilizing interior ramps for changes in grade • Minimum 2 elevators if above street level. One may be freight elevator. • No mechanical/electrical or shell rooms that service multiple tenants should be accessed off of SSA’s leased space. • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, rental rate offered, and contact information of authorized representative. • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date. • In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement / permission to represent multiple interested parties for the same submission. • Reference project number: 4PR0143 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. All operation services, janitorial supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Offered space should not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Any properties located withing the 1-percent annual chance floodplain that wish to be considered would require compliance with EO 11988 by completing 8-step process. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
