U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: Hermitage Delineated Area: The intersection of Highland Rd and Route 18 continuing West on Highland Rd to North/South Buhl Farm Road. East on King Drive to Ellis Avenue. North on Ellis Ave to East State St, East on East State Street to Route 18/North Hermitage Rd. North on Route 18/North Hermitage Rd to the intersection of Highland Rd Minimum Sq. Ft. (ABOA): 6,900 Maximum Sq. Ft.(ABOA): 7,107 Space Type: Office Parking Spaces (Total): 40 Parking Spaces(Surface): 40 Full Term: Five (5) years Soft Term: Five (5) years Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the [1-percent-annual chance/0.2-percent-annual chance] floodplain (formerly referred to as [“100-year”/“500-Year”] floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The United States Government currently occupies office and related space in a building under a lease in Hermitage, Pennsylvania that will be expiring. The Government has determined that, for mission- related and economic reasons, it is advantageous to exercise an existing five (5) year renewal option. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. This is not a solicitation for offers or a request for proposals. The Government will not pay any costs incurred as a result of this advertisement.
