GSA seeks to lease fully serviced office space in Florida within a delineated area covering Miramar, Pembroke Pines, Miami Lakes, Hialeah, and Doral, bounded by Sheridan Street, NW 27th Avenue, SR 836, and I-75/Florida Turnpike. The space must be 77,184–81,375 ABOA square feet and contiguous, though two contiguous blocks may be considered if they support an efficient layout. Parking requirements include 37 on-site reserved spaces plus 314 additional on-site or within 1,320 walkable linear feet, or a combination. The lease term is 15 years firm with no option term, and the building must meet ISC Level III security and applicable fire/life safety, accessibility, seismic, energy, sustainability, and floodplain requirements. A general offering by anyone other than the property owner or manager must include an ownership permission letter, and Section 889 telecommunications prohibitions apply.
