The contractor shall provide all personnel, equipment, supplies, facilities, travel, tools, materials, supervision, and other items and non-personal services necessary to perform an appraisal of the real property as defined in the attached RFQ. The contractor shall perform to the standards in this contract. The appraisal report shall be a comprehensive study conducted in compliance with Uniform Standards of Professional Appraisal Practice (USPAP). This includes presenting adequate factual data to support each rate, percentage and amount used in sufficient detail to permit a comprehensive review of the appraisal report; relating conclusions to facts; and being complete to the extent that the appraiser collects, verifies and analyzes all information necessary for credible assignment results.

The General Services Administration (GSA) is seeking proposals for an appraisal report that determines the market rental rates (hourly and daily) of recreational fields, facilities and training areas situated on the campus of the U.S. Air Force Academy, prepared in accordance with the Uniform Standards for Professional Appraisal Practice (USPAP). The purpose of the assignment is to develop opinions of market rental rates for the recreational fields, facilities, and training areas for non-Academy related events. It is anticipated that the subject property will be rented on a short-term non-exclusive basis and the resultant rent schedule must reflect daily and or hourly rental rates for the various fields, facilities and training areas of the subject. The Air Force Academy, located on the northern boundary of Colorado Springs, contains 18,510 acres. All of the fields, facilities and training areas that are the subject of this appraisal are located within its boundaries . The subject’s fields, facilities and training areas have the capacity to accommodate a mix of sporting activities including 27 varsity sports, obstacle and navigation courses, parking areas and housing (Vandenberg Dormitory).
