General Services Administration (GSA) seeks to lease the following space: State: Vermont City: Burlington, South Burlington, Colchester, Milton, Georgia, St. Albans City and St. Albans Town Delineated Area: The city limits of South Burlington, Burlington, Colchester, Milton, Georgia, St. Albans, and St. Albans Town in Vermont. Minimum Sq. Ft. (ABOA): 18,865 Maximum Sq. Ft. (ABOA): 19,830 Space Type: Office Parking Spaces (Total): 2 Surface, Reserved Spaces Parking Spaces (Surface): 2 Surface, Reserved Spaces Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 Surface, Reserved Spaces Full Term: 180 Months / 15 Years Firm Term: 120 Months / 10 Years Option Term: N/A Additional Requirements: Space must be on no more than two vertically contiguous floors. Column spacing must be at least 38’. Freight elevator required (minimum interior dimensions: 9’ high, 4’-11’ deep, 6’-7’ wide) with a 3’5” minimum door opening. The Government will have access to the space 24 hours a day, 7 days a week. Normal hours of operation are Monday through Friday 7:00 a.m. to 5:00 p.m. (excluding Saturdays, Sundays and Federal Holidays). The space will serve the public. Estimated visitor count of 30-40 people per day. If space is offered in a multi-floor building, lower floors (floors 1-3) should only be offered. Full access to loading dock(s) are necessary. Building must be able to support bullet resistant glass/or film (BR Level 3) Separate entrance and exits are preferrable. Access to public parking within walkable ¼ mile of the proposed building. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1 percent annual flood chance floodplain (formerly referred to as “100-year”floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
