U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Irving Delineated Area: North: 635 East: I35/Hwy12 South: Shady Grove Road to Hwy 161 north to Hwy 183 then continuing on Hwy 183 to Hwy 97(International Pkwy) West:97(International Pkwy)/121 Minimum Sq. Ft. (ABOA): 3,000 Maximum Sq. Ft. (ABOA): 4,550 Space Type: Warehouse Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 180 months Firm Term: 156 months Option Term: N/A Additional Requirements: • Warehouse must be able to accommodate the interior storage of up to 6 vehicles with a length of up to 18’9” and 6’9” in width – with room to maneuver, park, and to do light maintenance. • There is a 24/7 HVAC requirement. • Must be located on the 1st Floor • A floor load capable of holding up to 6 vehicles weighing up to 10,500 pounds each • Must have a minimum of 1 ground level roll-up door, which must be no smaller than 10’ x 10’ – to serve as a vehicle entrance to the facility. • Space must be enclosed by solid walls • Controlled access to the space Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required (except for janitorial). Offered space shall not be in the [1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
