General Services Administration (GSA) seeks to lease the following space: State - New York City - Central Islip Delineated Area - North: Northern State Parkway to Route 454 to I-495 (Long Island Expressway) South: Sunrise Highway (Route 27) East: Bellport Avenue to Station Road West: Route 110 Minimum Sq. Ft. (ABOA) - 23,178 Maximum Sq. Ft. (ABOA) - 24,336 Space Type - Office Parking Spaces (Total) - 203 Parking Spaces (Surface) - 203 Parking Spaces (Structured) - 0 Parking Spaces (Reserved) - 52 Parking Spaces (Enclosed) - 1 Full Term - 15 Years Firm Term - 10 Years Option Term - None Additional Requirements: Space must be contiguous on a single floor. First floor preferred, but not required. 50 Foot setback from building to all sidewalks, access streets, parking lots, and adjoining streets. Space cannot be located within 300 walkable feet of schools, churches, and daycare centers. 52 Reserved parking spaces must be located in a secured area. 1 Oversized vehicle must be located in a secured area enclosed with a sally port. Must have 24/7/365 access. The Government shall have the right to relocate exterior penetrations for security concerns. A separate secured path of travel to the Government space is required. The building’s minimum point of entry or demarcation point shall not be located within the Government’s space. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance/0.2-percent-annual chance floodplain (formerly referred to as “100-year”/“500-Year” floodplain).
