General Services Administration (GSA) seeks to lease the following space: State: Connecticut City: Norwalk Delineated Area: See attached Map and Boundaries Minimum Sq. Ft. (ABOA): 29,622 Maximum Sq. Ft. (ABOA): 31,103 Space Type: Office, Storage, Other Parking Spaces (Total): Two (2) Parking Spaces (Surface): Two (2) Parking Spaces (Structured): Zero (0) Parking Spaces (Reserved): Two (2) Full Term: Fifteen (15) Years (180 Months) Firm Term: Ten (10) Years (120 Months) Option Term: 2 – 5 Year Renewal Options Additional Requirements: Lower level space is preferred. Offered space must be contiguous without being split by a public corridor; over a maximum of two (2) floors. If the offered space is above the 1st floor, a minimum of two (2) elevators are required, one of which may be a freight elevator. One elevator must be able to accommodate a piece of equipment that weighs 800 lbs. Interior elevator dimensions must be a minimum of the following dimensions: Width = 4’ 11” / Length = 6’ 7”. The elevator door must have a minimum opening height of 7’ and width of 3’ 5”. Access to a loading dock is required. Level 3 Security Requirements, including armed guards and secured storage for firearms, will be required. Access to commercial parking within a walkable ¼ mile of the offered building. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
