The U.S. Government currently occupies office and related space in a building under a lease in Cheyenne, WY that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). The General Services Administration (GSA) seeks to lease the following space: State: Wyoming City: Cheyenne Delineated Area: NORTH: WY 212 / E Four Mile Road from I-25 on west side to Christensen Road on east side. EAST: Christensen Road at E Four Mile Rd on north end to Campstool Road at I-80. SOUTH: I-80 from I-25 to Campstool Rd. WEST: I-25 from north WY 212 to south I-80 Minimum Sq. Ft. (ABOA): 6,588 Maximum Sq. Ft. (ABOA): 6,588 Space Type: Office Parking Spaces (Total): 9 Parking Spaces (Surface): 0 Parking Spaces (Structured): 9 Parking Spaces (Reserved): 9 Full Term: 180 months Firm Term: 120 months Option Term: Two 5-year renewal options Additional Requirements: 1. All space must be contiguous. First-floor spaces will require additional security measures. 2. The proposed facility must not be located within 400’-0” of public defenders, Immigration and Customs Enforcement (ICE), probation 10/2023 offices, Internal Revenue Service (IRS), universities, daycares, religious facilities and other businesses or facilities deemed unacceptable by Tenant Security for safety purposes. This requirement may be waived by Tenant Security if no other facility is deemed acceptable. In those cases, enhanced security requirements may be necessary. 3. Offeror must be willing to install SCIF in the space. 4. The Space shall be in a modern quality Building of sound and substantial construction with a facade of permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.
