(RSF): ... General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Arlington Delineated Area: Northern, VA Submarket Minimum Sq. Ft. (ABOA): 49,323 Maximum Sq. Ft. (RSF): 61,256 Space Type: Office Parking Spaces 50 (Existing) Parking Spaces 90 (For future use) Parking Spaces (Total): 140 Full Term: 5 years Firm Term: 5 years Option Term: N/A Additional Requirements: Existing Space consists of 49,323 ABOA SF of Office and Special Space including 3,088 ABOA SF of Auditorium, and law enforcement training space. The proposed location must be located within 2,640 walking feet from a Metro station. 50 structured parking spaces are required. Additional 90 parking spaces are also required to be available for future use by the mission and acquired at a later date. The Government currently occupies 49,323 ABOA SF of office and special space in a building under lease expiring on March 29, 2024. The Government seeks to add a renewal option not to exceed 60 months, but is considering alternative space if economically advantageous. Offered space must be able to supply at least 49,323 ABOA SF and must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure for the entire 49,323 ABOA SF. The Government’s decision regarding whether or not to relocate will be based, in part, on information received in response to this notification. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. Interested parties are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
