General Services Administration (GSA) seeks to lease the following space: State: TX City: Corpus Christi Delineated Area: North: E Port Avenue East: Corpus Christi Bay South: Morgan Avenue West: Crosstown Expressway (286); I-37 Sq. Ft. (ABOA): 14,408 Space Type: Office Parking Spaces (Total): 14 Parking Spaces (Surface): 0 Parking Spaces (Structured): 14 Full Term: 20 Years Firm Term: 17 Years Additional Requirements: Offered space must be contiguous on one (1) or more floors (no more than two (2) floors). Agency preference is for space located on the third (3rd) floor or above of a multi-story building of more than three floors: Space located below the third (3rd) floor shall be subject to a security review at the Agency’s discretion. If offered space is located in a building of three floors or less, it shall be located on a floor where the bottom of the windowsill is at least 18 feet above the exterior finished grade. A loading area and freight elevator, or elevator that can be converted for freight, are required. Offered space cannot be located in a building with any of the following uses (use determination shall be at the discretion of the Agency): Mental Health Facilities (Psychiatrist or Psychologist) Drug Treatment Facilities (Drug Counseling or Drug Treatment Clinics) Blood or Plasma Donation Centers Bail Bonds Criminal Rehabilitation or Reintegration Services such as Halfway Homes Law Firms Specializing in Criminal Defense or Immigration cases Social Service Organizations, to include organizations that provide assistance to crime victims and immigrants Temporary Labor Services, such as a Day Labor Providers Offered space cannot be located in a building with residential units. Buildings must not be located within a thousand (1,000) linear feet to any part of the property line of drug free zones, such as schools, colleges, universities, playgrounds or housing facilities owned by a public housing authority (drug free zone determination shall be at the discretion of the Agency). Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address and the location of available space within the building; Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); Date of space availability; Evidence of ownership, if building submitted by owner. Non-Owners (e.g.brokers) must provide evidence of authority granted by property owner to submit the property; Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); Energy Efficiency and renewable energy features existing within the building; List of building Services provided. One-eighth inch scale drawing of space offered. Name, address, telephone number, and email address of authorized contact. In cases where an agent is representing multiple ownership entities, written acknowledgement. Permission to represent multiple owners for the same submission.
