General Services Administration (GSA) seeks to lease the following space: State: Texas City: Laredo Delineated Area: North: West Del Mar Blvd South: E. Calton Road East: Bartlett Ave West: I-35 Minimum Sq. Ft. (ABOA): 13,843 SF Maximum Sq. Ft. (ABOA): 14,535 SF Space Type: Office and related space Parking Spaces (Total): 53 Parking Spaces (Structured or Surface): 7 Parking Spaces (Reserved): 46 Full Term: 15 Years Firm Term: 10 Years Additional Requirements: Offered space must be contiguous on a single floor. Offered building must provide weekend air conditioning to the offered space as part of full-service rent. Offered building must provide secure fenced parking for reserved spaces. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). The U.S. Government currently occupies office and related space in a building under a lease in Laredo, TX that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government's requirements. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Operating costs per ABOA SF and RSF included in the full-service rates; A description of additional tenant concessions offered, if any; Date building will be ready for commencement of tenant improvements; Evidence that the offered space will meet other specific requirements identified herein; and Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
