General Services Administration (GSA) seeks to lease the following space: State: Puerto Rico City: Bayamon Delineated Area: Start at the intersection of State Road PR-2 and PR-863. Travel south/southeast on PR-863 until its intersection with Narceas Road. Travel north on Narceas Road until its intersection with PR-2, then travel east on PR-2 until the intersection with PR-864. Continue east / southeast on PR-864 until Orquidea Avenue. Continue north on Orquidea Avenue through Drive-In Plaza until the intersection of PR-2. Travel southeast on PR-2 until the intersection with PR-168, then travel northeast on PR-168 until the intersection with PR-29. Continue west on PR-29 and turn north at Volcan Street. Travel north on Volcan Street and turn west on Plaza 25 Street. Continue northwest on Plaza 25 Street, then west and southwest on PR-866 until its intersection with PR-865. Follow PR-865 west until PR-22. Continue on Las Flores Avenue and travel southwest and south until the intersection with PR-2 and PR-863. See attached map. Minimum Sq. Ft. (ABOA): 101,462 Maximum Sq. Plus, a Wareyard containing a minimum of 39,204 SF to a maximum 43,560 SF Parking Spaces (Total): Forty-seven (47) Parking Spaces (Surface): Forty-seven (47) Parking Spaces (Structured): None (0) Parking Spaces (Reserved): Forty-seven (47) Full Term: 15 Years (180 months) Firm Term: 10 Years (120 months) Option Term: N/A Additional Requirements: Two (2) of the 47 parking spaces noted above will require electric vehicle (EV) charging stations. A minimum of twenty-five (25) loading docks with a dock height of no less than 12' is preferred. A 50 ft. setback is required on all sides of the offered building. The Wareyard shall have the ability to accommodate a truck turning radius of 35,085 square feet. Minimum Ceiling Height of 32’ Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
