Ft. (ABOA): 55,000 Maximum Sq. Ft. (ABOA): 55,615 Space Type: Office Parking Spaces (Total): 31 Parking Spaces (Surface): N/A Parking Spaces (Structured): 31 secured structured parking spaces Full Term: 5 years Firm Term: N/A Option Term: N/A Additional Requirements: The space offered cannot be located on the ground floor or second floor of a building. The space must be contiguous and located on no more than 2 floors consecutive floors. Space must be a walkable ¼ mile to a public transit stop. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Offered space may not be located in the same building as Federal Public Defender or Probation. Additionally, space may not be located on the same floor as drug treatment centers/counseling or pre or post-trial services, to include defense attorneys. The U.S. Government currently occupies office and related space in a building under a lease in Albuquerque, NM, that will be expiring. The Government is considering alternative space only if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
