The U.S. Government seeks competitive lease proposals for up to six separate built-out, finished administrative office spaces with public-facing operations, available for occupancy by December 31, 2026, in Chicago, IL; Fort Lauderdale, FL; Hartford, CT; Memphis, TN; Newark, NJ (including Hoboken and Jersey City); and Orlando, FL. Each location requires 8,000–40,000 ABOA SF of contiguous existing second-generation space, preferably on one floor, accommodating a minimum program including ten hearing rooms, a staff office, workstations, storage, a 24/7-cooled server room, break room, and secured lobby/waiting area. The lease term is 5 years with a 3-year firm term, with a tenant improvement allowance of $40.78 per ABOA SF and BSAC of $12.00 per ABOA SF amortized over the 3-year firm term. Offers will be evaluated on a lowest-priced, technically acceptable basis under a 5-year/3-firm term even though submitted on a 10-year/5-firm basis, with $0.01 shell rent required in years 6–10. If improvements are needed, offerors must identify the work and demonstrate completion by December 31, 2026, and the space must comply with all federal, state, and local requirements, including Section 889 and active SAM.gov registration.
