General Services Administration (GSA) seeks to lease the following space: State: New Jersey City: Cherry Hill Delineated Area:North: Route 73 (South Branch of Pennsauken Creek) South: I-295 East: I-295 West: Lower West is I-76 and Upper West is Route 130 Minimum Sq. Ft. (ABOA): 3,804 Maximum Sq. Ft. (ABOA): 3,994 Space Type: Office Parking Spaces (Reserved Surface): 20 Full Term: 5 years Additional Requirements: -Space may NOT be on the first floor or below the first floor of the building. -Space may NOT be on the top floor of the building if rooftop access is within the space. -Space may NOT have public parking underneath or within the building. -Space may NOT be inside a shopping mall or shopping center. -Proposed building may NOT house day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services (including but not limited to: Social Security Administration (SSA) and Department of Health and Human Services (HHS)) within the building. - Proposed building shall NOT have metered or public parking directly in front, behind, or next to the building. -Proposed building can NOT be within 1,000 feet of places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and/or day care facilities. -Occupancy is required by January 7, 2025 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. The U.S. Government currently occupies office and related space in a building under a lease in Cherry Hill, NJ, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. This is not a solicitation for offers or a request for proposals. The Government will not pay any costs incurred as a result of this advertisement. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
