General office space with reception area for public facing requirement; LAN room will require 24/7 heating and cooling; The agency requires standard Class A space consistent with local market; if not ground floor space, need 2 elevators one of which can be a freight elevator (backup generator required for 1 of the elevators); space must be asbestos free, not in a flood zone, no mold; must have a potable water supply system that meets EPA lead free standards; space must be at or above grade, and contiguous with no ramps, ADA/ABAAS compliant; preferred square, unobstructive space to gain most usable design; no electric vehicle charging is required; At least 16 amenity parking spaces available at or below market rates within 800 walkable linear feet of the building available to the public (on-site parking preferred); cannot be in a previously used as heavy industrial use or dry cleaner space or within 500 ft of freight railroad carrier track. Cannot be co-located with a school, day care, or dry-cleaning establishment. Columns at least 20 feet from walls and other columns. Visible or easily located from an arterial street as determined by the Agency. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
