U.S. GOVERNMENT Request for Lease Proposal No. 1NM2098 General Services Administration (GSA) seeks to lease the following space: State: New Mexico City: Deming Delineated Area: The City of Deming, NM Minimum Sq. Ft. (ABOA): 52,058 Maximum Sq. Ft. (ABOA): 53,058 Space Type: Office and related Parking Spaces (Total): 199 Parking Spaces (Surface): 199 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 199 Full Term: 15 years Firm Term: 13 years Option Term: N/A Additional Requirements: The space will include general office space, Fitness Gym, Communications Room, Dog Kennels, Vehicle Maintenance Facility, and Horse Stables Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The U.S. Government currently occupies office and related space in a building under a lease in Albuquerque, New Mexico that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age of the building; 2. Location of space in the building and date space will be ready for commencement of tenant improvements; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (ABOA SF) and rental rate per ABOA SF, full service, inclusive of a Tenant Improvement Allowance of $49.13/ABOA SF, and meeting GSA’s standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact. 6. Scaled floor plans (as-built) identifying offered space; 7. Information on project and building ownership; 8. A description of additional tenant concessions offered, if any; 9. Provide the column spacing within the building and/or the available leased space; and 10. Provide the minimum finished ceiling height within the building and/or available leased space.
