U.S. GOVERNMENT Project 1LA2123 General Services Administration (GSA) seeks to lease the following space: State: Louisiana City: New Orleans Delineated Area: Central Business District Minimum Sq. Ft. (ABOA): 63,119 Maximum Sq. Ft. (ABOA): 68,537 Space Type: Office Parking Spaces (Total): 20 Parking Spaces (Surface): 0 Parking Spaces (Structured): 20 Parking Spaces (Reserved): Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: · The space must be contiguous. · The agency is public facing and will receive visitors. The space will have a lobby/waiting area. · Interior and exterior signage is required. · A building directory and a flagpole is required. · The minimum ceiling height is 9 feet. · This is a Federal Security Level III requirement. · Security requirements include duress alarms, security cameras, physical access controls and other security requirements as determined by the Government’s risk assessment of the building/premises. · The duress alarm will be connected to the FPS Mega Center and to local law enforcement authorities. · There will be interview rooms, job labs, conference and training rooms, storage and equipment rooms, private offices and open areas in the space. · There will be a server room with 24/7 HVAC operations. · 20 structured parking spaces are required. · Bicycle parking is required. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain/“100-year” floodplain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in New Orleans, LA, that will be expiring in May 2024. The Government plans to seek a Succeeding Lease at the current location; however, the Government will consider alternative space 7if is economically advantageous, as determined by the Government. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
