General Services Administration (GSA) seeks to lease the following space: State: Wyoming City: Cody Delineated Area: Within the Cody City Limits with paved street access within 1/4 mile of the main arteries listed as follows: North: Bighorn Avenue-Powell Highway East: Beacon Hill Road West: 8th Street South: Greybull and Meadow Lane Avenue Also to include Belfry Highway extending northwest of Cody, Yellowstone Ave/West Strip extending west of Cody, and the Meeteetse Highway extending south of Cody Minimum Sq. Ft. (ABOA): 5,249 Maximum Sq. Ft. (ABOA): 6,036 Space Type: Office and Wareyard Parking Spaces (Total): 12,000 SF for all parking to include: 27 General Open Employee Spaces + ADA 9 spaces for General Visitor Parking 1 Visitor RV Parking Spaces Full Term: 20 Years Firm Term: 10 Years Option Term: None Additional Requirements: 34,000 square feet of wareyard is required. Occupancy must be located in contiguous space within a modern office building and on only one floor. Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building façade, column spacing less than 20’ on center, etc. The occupancy will need to comply with Facility Security Standard Level 2 and other security requirements determined by GSA. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Interested Respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement.
