A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). For the avoidance of doubt, a fully serviced lease includes rent components such as Shell Rent that includes real estate tax(es) and insurance, Operating Costs, and amortized Tenant Improvement Rent. Note that approximately $7,200,000 will be amortized in the fully serviced rent for the Government’s improvements.
