Full Term: 15 Years Firm Term: 10 Years Option Term: One (1), five-year renewal option Additional Requirements: Space must not be located within or adjacent to a shopping center The offered space must be contiguous. This includes: Stacked space Space spanning one floor The Government cannot be located on the first floor of the proposed building. The proposed building must have a loading dock and freight elevator for Government use. The Government requires 24/7 access to the proposed building and space. The proposed building and space must meet or be capable of meeting all Accessibility Barriers Act Accessibility Standard (ABAAS) requirements. The Government prefers covered parking for GOVs. Public transportation must be located within a quarter of a walkable mile distance from the proposed building. Columns within the offered space must be no less than 25’ apart. Subleases are not acceptable. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The proposed leased space shall be fully serviced.
