U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Puerto Rico City: Carolina Delineated Area: The space must be located within the Luis Muñoz Marin (SJU) Airport and/or Muñiz Air Base tarmacs Minimum Sq. Ft. (ABOA): 10,000 SF Maximum Sq. Ft. (ABOA): 10,000 SF Space Type: Hangar (with Approximately 1000 SF office, storage-mechanic, restroom w/shower) Parking Spaces (Total): 4 Spaces Parking Spaces (Reserved and Secured): 4 Surface Full Term: 20 Years Firm Term: 15 Years Additional Requirements: •Location in the Community A. The space must be within the delineated area. •Location in the Building A. Space must have parking spaces within 250 feet of the building. •Additional Requirements A. The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. B. At least 3 aircrafts will be housed. Minimum measurements: Depth 80 = feet, width = 60 feet, height = 20 feet C. FBO Services to service aircrafts after flights D. Repairs to aircrafts will take place inside the hangar for security purposes •Government shall have the right to mount roof antennas. Agency cannot be collocated with private firms whose primary clientele are involved or have ties to criminal elements. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. Expressions of Interest must be received in writing no later than July 19, 2021 by 4:30 PM Eastern Time, and should include the following information at a minimum: • Building name and address? • Location of space in the building and date of availability? • Rentable Square Feet (RSF) offered and full-service rental rate per RSF? • ANSI/BOMA office area (ABOA) square feet offered and full-service rental rate per ABOA SF? • Name, address, telephone number, and email address of authorized contact; • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submission received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received which also must be submitted prior to the Expression of Interest Due Date. In case where an agency is representing multiple ownership entities, broker must submit written acknowledgment/permission to represent multiple interested parties for the same submission.
