U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Oregon City/Town: Lakeview Delineated Area: Urban Growth Boundary of Town of Lakeview, OR Minimum Sq. Ft. (ABOA): 36,454 Maximum Sq. Ft. (ABOA): 38,277 Space Type: Office: 25,704 ABOA Warehouse: 10,750 ABOA Parking/Wareyard(s) (Total): Paved and fenced wareyard(s): 62,000 SF total in the following space configurations: 62,000 SF of contiguous space; OR 34,000 SF of contiguous space and 28,000 SF of contiguous space (62,000 SF total) Full Term: 20 years Firm Term: 20 years Option Term: N/A Additional Requirements: Requires 9-foot minimum ceiling height from finished floor to lowest obstruction. Floor load to support evidence storage and high-density floor load requirement for files Paved and fenced wareyard(s) for parking with one entrance and one exit in each contiguous space. RV Parking (2 14' x 40'). Location Requirement: Proposed buildings shall not be located adjacent to schools, residential areas, prisons/jails, heavy industrial areas (light industrial or flex space is acceptable) or any operations causing excessive odors or noise. Cannot be located withing 300 feet of an active freight carrying railroad track. Warehouse space for the following: wildlife fisheries lab, metal shop, wood shop, fire cache, pesticide storage, greenhouse, showers, and enclosed parking for 2 fire engines. Warehouse space must be heated, ventilated, and securable. Parking area for fire engines must be able to support 30,000-pound fire engines. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Lakeview, OR, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
