Offered space must be located in a professional office setting and not within strip malls or close proximity to bars/clubs, homeless shelters, law enforcement, areas zoned for manufacturing, industrial warehouse, retail, and residential areas. Offered building must be more than 300 walkable feet to schools (K-12), churches, drug treatment facilities, and marijuana dispensaries. Offered space must be contiguous on one floor (1st floor is preferred). Offered building must have a minimum column spacing of 20’0”. Offered space must have a public entrance separate from an employee entrance. The following space configurations will not be considered: Space with atriums or other areas interrupting contiguous space, extremely long or narrow runs of space (more than twice as long as wide), irregularly spaced space configurations or other unusual building features adversely affecting usage. Offered building must include a loading area with double doors or an overhead door sufficient in size to receive pallet-sized loads. Loading dock area must be able to accommodate deliveries from a tractor trailer with appropriate access and turning radius. Configuration/location of loading dock area must allow safe and unimpeded pedestrian access to employee and visitor entrances as determined by the Government in its sole discretion. Fully serviced asking rental rate for the full 17-year term, inclusive of a standard GSA warm-lit shell, tenant improvement allowance of $50.11/ABOA SF, and building specific amortized capital allowance of $12.00/ABOA SF. Offeror’s name and address, and a written statement from the offeror granting the offeror’s representative the authority to provide information on the property. Date space will be ready for commencement of tenant improvements. Evidence that the offered space will meet the other specific requirements identified herein.
