General Services Administration (GSA) seeks to lease the following space: State: NH City: Portsmouth Delineated Area: City Limits of: Portsmouth, NH New Castle, NH Newington, NH Rye, NH North Hampton, NH Hampton Falls, NH Hampton, NH Seabrook, NH Kensington, NH East Kingston, NH Exeter, NH Stratham, NH Newfields, NH Greenland, NH Newmarket, NH Lee, NH Durham, NH Madbury, NH Dover, NH *See map attached Minimum Sq. Ft. (ABOA): 4,345 Maximum Sq. Ft. (ABOA): 4,562 Space Type: Office Parking Spaces (Total): Five (5) Parking Spaces (Surface): Five (5) Full Term: 15 years Firm Term: 10 years Additional Requirements: Offered space must meet Government requirement for fire safety, Accessibility and sustainability standards per the terms of the lease. A full services lease is required. Offered space shall not be in the 100 year flood plain. Proposed space cannot be located within 1,000 walkable feet from: -Private firms whose primary clientele are involved in or have ties to criminal elements. -Agencies providing probation and/or parole services -Halfway houses -Agencies providing drug abuse counseling/rehabilitation programs -Agencies providing social service agencies and welfare type programs -Agencies providing welfare type programs -Private law firms representing drug offenders -Day care center boundary. -Drug-free zone. -Park. -School. -Areas where drug activities are prevalent. -Hotels and or motels. -Medical professionals of any type. -Places of worship. -Print media offices. -Radio stations. -Residential housing. -Shopping centers. -Stadiums/arenas. -TV stations. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than December 15, 2020 by 5:00 PM Eastern Time, and should include the following information at a minimum: • Building name and address? • Location of space in the building and date of availability? • Rentable Square Feet (RSF) offered and full service rental rate per RSF? • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? • Floor plans (as-built) identifying offered space? • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
