General Services Administration (GSA) seeks to lease the following space: State: Kentucky City: Pikeville Delineated Area: North: Right Fork Cowpen Road East: Clevinger Branch and Stone Coal Road South: Interstate 23 West: Highway 2061 Minimum Sq. Ft. (ABOA): 13,447 SF Maximum Sq. Ft. (ABOA): 15,100 SF Space Type: Office Parking Spaces (Total): 37 (includes 2 visitor spaces) Parking Spaces (Surface): 37 Parking Spaces (Reserved): 33 Full Term: 10 years Firm Term: 10 years Option Term: One, five (5) year renewal option Additional Requirements: Approximately 8,000 - 8,600 USF must be located on the ground/first floor; Offered space must be contiguous in the following blocks of space: Block A - 8,000 - 8,600 USF Block B - 3,047 - 3,500 USF Block C - 2,400 - 3,000 USF Access required 24 hours a day, 7 days a week, 365 days a year; At least two means of egress from the office space; Fencing for the parking may be required; Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements and Facility Security Level II Requirements by the occupancy date per the terms of the lease; Note: ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code; Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.
