South Street; W... General Services Administration (GSA) seeks to lease the following space: State: Florida City: Orlando Delineated Area: North: E. Washington Avenue; East: S. Magnolia Avenue; South: E. South Street; West: S. Division Avenue Sq. Ft. (ABOA): 13,572 SF Space Type: Office and related use Parking Spaces (Total): Per local code (See Additional Requirements for further detail) Full Term: 15 Years Firm Term: 10 Years Additional Requirements: Offered space must be contiguous on a single floor. Offered building must have a loading/freight or designated elevator for deliveries. Offered building’s entrance must be located within 2,640 walkable feet of the Orlando Federal Courthouse. Offered building may not house law enforcement agencies. There must be 29 parking spaces publicly available within 1,320 walkable feet of the offered building’s entrance. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual-chance floodplain (formerly referred to as “100-year” floodplain). The U.S. Government currently occupies office and related space in a building under a lease in Orlando, Fla., that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. In the event that a potentially acceptable offer fails to provide the required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of interest should include the following: Building name and address; Contact information and e-mail address of offeror’s representative; Floor plan that identifies the available space, ABOA SF and RSF measurements of the space, and floor upon which the space is available; Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell, a tenant improvement allowance of $52.47 per ABOA SF, and a BSAC allowance of $12.00 per ABOA SF; Operating costs per ABOA SF and RSF included in the full-service rental rates; Description of additional tenant concessions offered, if any; Date building will be ready for construction of tenant improvements; Evidence that the offered space will meet the other specific requirements identified herein, and; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership that grants authority to the representative to provide information to the Government related to this requirement.
